PROPERTY LOCATION: 2 ½ miles east and ¼ mile south of Oakland on Co. Rd. H, from the old alfalfa mill south of Oakland, property sits on the east side of the road.

LEGAL: SW ¼ EX TR & S 3/8 of NW ¼ EX TR1 9-21-9 Craig Twp.

FSA INFORMATION: Cropland—197.5 Acres; Corn Base—99.5 Acres. Soybean Base—98 Acres.

TAXES: 2006 taxes were $6,463.36.

CONDITIONS: This sale is subject to all easements, covenants, leases and restrictions of record. All property is sold “as is-where is” with no warranties or guarantees, expressed or implied, by sellers or the auctioneers.

EARNEST DEPOSIT: A 15% earnest money deposit is required on the day of the auction. The earnest payment may be paid in the form of cash or good check. All funds will be held by the Auctioneer in their trust account.

CONTRACT AND TITLE: Immediately following the conclusion of the auction, the highest bidder(s), will enter into a real estate sale contract and deposit with the Auctioneer the required earnest payment. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of such title insurance and the escrow closing services will be shared equally between the Buyer and Seller. Sale is not contingent upon Buyer Financing. Final sale is subject to the approval of the Seller, who reserves the right to reject any and all bids.

CLOSING: The projected closing date is on or about January 20, 2008. The balance of the purchase price will be in cash, a guaranteed check, or by wire transfer.
